What Sunnyvale homeowners ask us first.
Before signing on with a contractor, most Sunnyvale homeowners want straight answers to a handful of practical questions. Here's what we tell them.
Will construction on my Sunnyvale home disrupt my neighbors?
We keep neighbors in the loop and stick to Sunnyvale's approved construction hours, so there's no surprise noise or blocked driveways. On tighter lots where equipment access is limited, we plan delivery and staging schedules in advance to minimize any inconvenience next door.
Can you help me decide between remodeling and adding an ADU?
Absolutely. If you need more space for a growing family, a home office, or rental income, we'll walk through both paths with you. Sometimes reconfiguring existing square footage is the smarter, faster move; other times a standalone ADU makes more sense. We'll lay out the tradeoffs in plain terms before you commit to either.
What happens if we run into unexpected issues once walls come down?
It happens more often than you'd think, especially with older Sunnyvale properties. If we find outdated plumbing, structural damage, or code issues once demo starts, we stop, explain exactly what we found, and give you options and pricing before moving forward. Nothing gets fixed or billed without your sign-off first.
How involved do I need to be during the actual construction?
As much or as little as you'd like. We send regular progress updates and photos so you always know where things stand, but we don't need you on-site daily making decisions. Bigger choices, like finish selections or design changes, are scheduled in advance so they don't interrupt your week.
Do you work with an architect, or do you handle design in-house?
We handle design and drafting in-house for most projects, which keeps communication simple and speeds up revisions. For larger or more complex builds, like a second story or major structural changes, we bring in a licensed architect and manage that relationship on your behalf so you're not coordinating between multiple parties.
What's included in your written estimate versus what could add to the cost later?
Our estimates spell out labor, materials, and permit costs based on the scope we've discussed with you. What isn't included, and what we flag clearly upfront, are things like unforeseen structural repairs or a client-requested upgrade mid-project. Both would come with a written change order before any extra charge hits your bill.
